The controversial HIP scheme comes into force on December 14th, which could have serious consequences for sellers looking for a quick property sale.

The Home Information Pack (HIP) scheme requires all property sellers to provide free information to prospective buyers on the property´s status including energy efficiency data for all appliances and an assessment of the general condition of the property.

The scheme, which is designed to help prospective buyers understand more about their property has come under fire from politicians and industry experts, who believe that the scheme could lead to an increase in the number of cancelled property sales.

Shadow housing minister Grant Shapps claimed that HIPs would “introduce wasteful red tape and up-front costs to the seller with little or no appreciable advantage for the buyer.”

It is believed that property sellers will be on average £600 out-of-pocket in the production of each HIP pack.
