ASTs are usually an average of 12 months or longer, with at least 2 months notice required to end the tenancy. Not ideal if you need to make a quick sale.

Even if there are no problems with your tenancy and the required procedures are followed, there is no guarantee of timely vacant possession or that tenants will be helpful with viewings. Some landlords find that previously reasonable tenants become difficult when asked to leave their home. If your tenants receive housing benefit, the Local Authority may require your tenant to produce a court order for possession or eviction notice before they will re-house or continue benefits. Such litigation can be a lengthy and expensive process.
