100% Market Value for your Home

Swift Capital is giving people who want to cash in on their property even more choice when it comes to sell and rent back arrangements. In many instances we can pay 100% of the full market value for your house if you take a 10-year, fixed-term tenancy.

That way, you’ll get a great price for your property, the ability to complete in a matter of days, or even hours if your circumstances dictate and the chance to stay on in the house you have made your home.

Typically 70% is paid immediately and the remaining 30% is paid at the end of the tenancy term. Your final payment will be fully protected by a legal charge and unlike some of our competitors, your 10-year, fixed-term lease agreement is guaranteed.

The rent payable is agreed in advance and is usually below the market rate, giving you peace of mind. You will receive your initial lump sum payment upon completion of the sale and the balance at the end of your tenancy. What’s more, we will even pay your agreed legal costs and you won’t have to provide a Home Information Pack (HIP) or deal with estate agents either.

Unfortunately, there are some restrictions on our 100% sell and rent back arrangements. We cannot buy your home if you have a mortgage and other loans secured against your property that total more than 70% of the value.

Should Swift Capital have to sell the property, or even go into liquidation, the Contract and Tenancy Agreement is legally binding upon any purchaser, Receiver or Mortgagee in Possession. Providing you fulfill your obligations as set out in the contract and agreement, you will continue as tenants and receive your final payment at the end of the term.
